Tracey Houses

These three dwellings are located in a new land release in Sunshine North. They unlock the constrained site earmarked for two units to provide dwellings that take advantage of the Northern aspect and provide multiple living spaces over two levels.

The semi-modular design comprises of a brick veneer ground floor with a lightweight first floor. The materials are low cost and maintenance free, with the profiled steel tray of the upper floor wrapping around to form both balustrade, soffit, wall and roof.

The flexible floor plan allows for 3-4 bedrooms per dwelling, accessed by double lock up garages from the rear. The West facade is mediated by a timber screen to ensure that outwards views are retained while the heat impact of the summer sun is reduced. The striking roof form provides a highly visible presence on the corner lot.

The landscaping of the development is integrated into the proposal and includes multiple permeable edges to aid in the procurement of natural vegetation.
