It is a development that is considered to be appropriate to the lot, generous in terms of size, space, amenity and access given its small size, and well contextualised to the suburb of Richmond and the immediate local context of the City of Yarra.
The new dwelling is generally speaking unusual, but entirely conventional in the context of the immediate streetscape. Comprising a flexible reverse living arrangement so as to make the most of the small site and so as to maximise north sunlight penetration into the living areas, the development occupies almost the entire lot as is not unusual in the area. The southern side of the building has been carefully designed around the existing garage currently on site (to be demolished) with the proposed new dwelling being designed so as not to reduce sunlight to the neighbour’s private open space.
The material treatment is in keeping with the area, with a combination of various types of brick and wide tray profiled steel cladding, complemented with dressed timber screens.
